I specialize strictly in small residential maintenance and cosmetic upgrades under the Tennessee $3,000 handyman rules — the quick fixture swaps, small home fixes, and routine property repairs that shouldn't be a hassle. Single-story small jobs, done clean, at a clear flat rate with zero hidden fees.

To keep things honest and safe, I don't take on the big structural or licensed trades. Specifically:

No structural overhauls
No mainline plumbing replacements or deep line repair
No rough-in electrical box framing

If what you're looking to have done is outside my wheelhouse, I'll tell you straight up — and do my best to point you the right direction.

🚿 The fine print on faucets, toilets & plumbing+

I handle clean cosmetic swaps — not deep plumbing:

Toilet tank overhauls — swapping worn flappers, fill valves, and flush mechanisms to stop running toilets and quiet noisy tanks. (Your shutoff valve must be in solid working order.)
Cosmetic toilet replacements — including new wax rings and bolts — provided your subfloor, flange, and shut-off valves are already in solid shape.
Fixture swaps — light fixtures, ceiling fans, leaky faucets.

Note: I do not perform structural plumbing overhauls or deep line repair.

💵 Why I charge "labor-only"+

To keep my rates affordable and fair, I work on a labor-only installation basis for all decorative and mechanical swaps. That means you pick out and buy the exact faucet, toilet, deadbolt, or door knob you love from your favorite store. Once your new fixture is sitting in your home, just text me a photo — I'll roll out with my tools and handle the clean, professional installation.

Every job is backed by up to $1,000,000 in property-protection liability insurance, in place before I ever start. I operate as a licensed-by-exception solo operator under the Tennessee $3,000 handyman rules, which cover residential property care, single-story small jobs, and cosmetic upgrades. That rule is exactly why I focus on the small stuff and do it right — I don't cut corners into work that needs a different license.
